Substantial Galloway farm for sale

Leading Scottish property consultancy, CKD Galbraith has launched a substantial farm to the open market in Dumfries and Galloway.

Airyolland Farm is a highly productive residential, arable and stock rearing farm located in the coastal area of The Machars in the South-West of Scotland. The farm takes advantage of the region’s mild climate and offers free draining shore land for out-wintering cattle, a practice which can help reduce feeding and bedding costs.

The farm extends to approximately 574 acres in total which includes the area occupied by the farmhouse, cottage, steadings and amenity woodland. There is a semi-commercial woodland covering 79 acres of the land with 6.6 acres of private shoreline and the remaining land being in agricultural production. The farm’s excellent track network allows for a modern paddock grazing system.

Airyolland has been farmed on a rotational grass basis and is at present carrying 50 suckler cows and their progeny as well as 600 ewes with lambs at foot. Previously, the farm has successfully carried 120 commercial cows and followers plus 600 ewes. It is possible to increase the stock numbers further. The farm is self-sufficient in home-grown forage and cereals with grass reseeding creating growth in excess of 100kilos of dry matter per hectare per day.

The sale includes a substantial five-bedroom Georgian farmhouse with large dining kitchen and three reception rooms and boasts stunning panoramic views over Luce Bay towards the Mull of Galloway and the Isle of Man. There is also a three-bedroom cottage, a derelict cottage with consent for demolition and the erection of a new cottage, as well as a stone-built cottage which offers renovation potential to offer further accommodation.

There is an excellent range of steadings and outbuildings including a cattle court, barns and byres, extensive cattle handling and sheep handling facilities, two traditional stables and two new loose boxes and kennels.
